Rental FAQ
The following are common questions and answers that prospective tenants often have.
Why is there an application fee?
The application fee allows us to process your application and to run the background and credit reports necessary to evaluate your application. Prospective tenants can fill out an online application or a paper application. The paper application is a $40 payment by cash or money order. The online application is $35. Application fees are non-refundable.
How long does the application process take?
It may take a few days depending on the number of applicants we have and how long it takes us to reach your previous landlord and gather pertinent information related to the application.
What is being looked at during the application process?
We look at landlord references, credit history and income level. We do a background check as well.
What if I don’t have a previous landlord?
No problem! A number of our tenants are first time renters. We put more of an emphasis on your credit history and income level in such a situation.
What is the required credit score for an application?
We don’t look at an actual credit score. We are reviewing your credit report to make sure you do not have any collections from previous landlords, utility companies, phone companies or anything of similar nature. We review the report to make sure that bills are being paid on time and we typically look past medical collections.
What income level is needed to rent an apartment or home?
We expect an applicant’s gross monthly income to be 3x the monthly rent. If there are two people applying to be on the lease together we combine the applicants incomes. We need to see copies of pay stubs, an offer letter or something in writing for proof of income.
Should I apply before I see a property?
Currently, we encourage prospective tenants to become pre-approved by completing an application prior to seeing a property. When your application has been approved, it is valid for any rental, not just the one you may have applied for. The application fee is non-refundable.
Can we have pets?
Typically our response to this question is no. However, some owners may allow one pet for an additional monthly charge. This decision is solely at the owner’s discretion.
How and when do I pay my rent?
Rent is due the first of every month and can be paid online by credit card or with your banking information, or by way check or money order in our office or by mail. Our office has a secure drop box located on the exterior door.
What do I need to move into the property?
Once you are approved you will need first month’s rent and security deposit in order to move into the apartment. All security deposits must be paid for my money order or a bank issued cashier’s check. Personal checks are not accepted for security deposits or the 1st months rent.
Is Renter’s Insurance mandatory?
Yes, we require that all tenants obtain and maintain Renter’s Insurance.
May I paint the apartment?
In most cases NO. If the owner is willing to allow you to paint it must be approved in writing and then returned to the original color unless otherwise specified. Failure to do so will be a charge to your security deposit during the move out process.
